Joshua Elkington · Salt Lake City and West Valley City

Beyond the down payment.

How much cash do I need beyond a down payment in Salt Lake City?

Cash to close · Portfolio feature

The practical answer

Use the lender’s cash-to-close calculation rather than adding a generic percentage to the down payment. Reconcile deposits and credits, identify costs paid earlier, and keep moving and emergency money separate.

Planning a Salt Lake City or West Valley City purchase with Joshua Elkington? The down payment is one part of the cash question. You also need to know which transaction expenses occur earlier, what the closing calculation includes, and what remains available when the move is complete.

A useful worksheet follows the timing of money, not just its total. Give every payment a date, a recipient, and a document that supports it. Update estimates as the transaction develops.

01

Read the cash-to-close calculation

The CFPB’s Loan Estimate explainer distinguishes the closing cash calculation from closing costs alone. Deposits already paid, seller contributions, and other adjustments can affect the amount still due. Ask your lender to walk through the calculation using your transaction.

Do not add the deposit again simply because it appears on your bank statement as a separate payment. Keep proof of earlier payments and ask the closing team to reconcile how each is reflected. The goal is a clear account of what has left your funds and what is still expected.

02

Price the financing tradeoff

A lower amount due today can come with a different borrowing cost. Ask about the relationship between upfront points, lender credits, the rate, and the proposed loan. Request a comparison using consistent assumptions rather than comparing only one attractive line.

Then consider your own cash priorities. Money needed for an immediate move or a known repair has a different purpose from funds available to reduce financing costs. Ask the lender to explain the alternatives in writing; a smaller closing balance is not enough information to choose between them.

03

Budget outside the closing table

List expenses your household expects before or soon after possession. They may include inspections, moving, storage, utility arrangements, or work you choose to complete. Confirm actual quotes and payment timing instead of treating every item as part of the lender’s estimate.

Keep a separate retained-cash line. Decide what you want available for ordinary bills and unexpected repairs after the purchase. This is a planning boundary you choose with your household, informed by the property and your circumstances, rather than a universal reserve number.

04

Reconcile the final version

Use the CFPB’s Closing Disclosure guide to compare the final figures with the most recent Loan Estimate. Ask the lender or closing professional to explain differences and confirm the amount and method of payment through a trusted contact.

Bring Joshua the property-related questions that could alter your plan, including inspection negotiations and the timing of possession. Keep the financing questions with the lender and the closing calculation with the closing team. The resulting checklist should show a source, an owner, and a due date for every unresolved amount.

Take it with you

Three things to check.

  1. Ask the lender to reconcile deposits, credits, and the remaining closing cash.
  2. Obtain quotes for costs your household will pay outside closing.
  3. Compare the final disclosure and retain your planned post-move reserve.
